Workplace Fitout

The project at level 17, 201 Miller Street North Sydney is an integral part of the life of both the commercial and physical life-cycle of this iconic, heritage commercial building. With the previous lease of 206sqm coming toward an end, the building asset management team saw an opportunity to proactively create an inviting and engaging space for potential tenants to engage with in their search for a new office to call home.

Making the most of the natural light available through the façade, the designers at RAD Design envisioned an open and flexible work-space with intelligently functional, yet cost effective furniture and finishes. From a fitout construction point of view, we were handed a stripped out tenancy shell inside what is an ageing steel structure building. Always up for a challenge, The Building Guild team was tasked with delivering the new fitout as quietly as possible given the operational nature of the entire building during office hours. In addition to this challenge, was limiting the vibrational and acoustic transfer inherent in the steel structure.

Understanding the flexible and open nature inherent in the modern workplaces, the RAD design includes partly screened meeting spaces which are divided by horizontally stacked block work walls, fixed to the slabs above and below with steel reinforcement which is then hidden in the assemble of the horizontally arranged blocks. This work required The Building Guild to come up with an innovative structural engineering solution from both a safety point of view as well as integration into the steel structure of the building.

Our team worked outside business hours and into the weekends to make the experience as low impact as possible for the other tenants within the building that in turn gave the Dexus team peace of mind that their tenants were being looked after by a construction company who understands the bigger picture.

The end result is an efficient and collaborative space with multiple work areas, which will suit a broad range of business types looking to re-energise their workforce with a modern workplace environment in an iconic building.
